How to get your timing right

Like many things in life, selling a house for its maximum price can often come down to timing.
So when is the best time to put your house on the market? Well, the important thing is to have a clear strategy about when you want to be in your new house.
You can then work back from that date to ensure your house is launched exactly when it needs to be.
Our analysis shows that a house will typically achieve its optimum price within three weeks of going on the market.
So if you want to get moving in June, your house should be on the market in February or March (taking into account the three or four months to complete the legal process).
It’s important to be aware of that statistic about three weeks being the average time to achieve the maximum price, because a lot of people fall into the trap of thinking they are in no rush.
Yes, by all means waiting for the right buyer to come along is one thing, but if your property is launched correctly, you are far more likely to get the best price in those first few weeks than six months down the line.
