Are all estate agents just doing the same thing but charging different fees?

How can one agent charge 0.75% but another charge double that, when they are both doing the same job of selling your house?

The key is to understand the difference between the higher and lower-priced agents.

At the lower end of the fee spectrum, you have what I would call volume-based agents, where the sales team handle a larger number of clients per head to keep their costs down.

Whilst the willingness will undoubtedly be there, taking a proactive approach to the marketing of your home will be difficult due to time constraints and a quick sale at any price may be their main priority.

At the top end of the market are service-based agents, offering a more targeted and personal service, with skilled negotiators having time to work with you to achieve the best results possible.

A touch more expensive perhaps, but if they add 5% value to the final sale price that quickly offsets any extra fee, and more besides.

Ultimately, you’ll go with the agent you feel most confident with, but be careful not to be distracted by the initial fee because you often get what you pay for!
