But national figures have just been released which show that fall-through rates have hit their highest number in the past decade – nearly 39% of house sales fall through just before completion.

I am happy to be able to report that the fall-through rate here at Nock Deighton is currently 16%, so significantly lower than the national average.

According to the research, the biggest reason for sales falling through was simply that the buyer changed their mind or the seller felt the sale was not progressing quickly enough.

I would argue a lot of that comes down to a lack of communication between both parties, which is where a good estate agent can have a big influence.

Those national figures are a clear indication of the difference between estate agents, and it’s definitely worth asking what their fall-though rate is when you are talking to agents in the early stages of considering who to instruct.

It’s a prime example of why it is important to instruct a professional, qualified agent who doesn’t discount their fee and reduce the quality of service.
